A beautiful timber floor can make a London flat feel larger, warmer and more considered, but it also has to work hard. It must cope with changing indoor temperatures, limited ventilation during fitting, neighbour-noise concerns and, in many buildings, leasehold rules. For most properties, the best wood flooring for flats is engineered wood with a quality acoustic underlay or a fully bonded installation, chosen to suit the subfloor and the way the room is used.
The right answer is not always the most expensive board or the widest plank. A well-specified floor should look right for the property, feel solid underfoot and remain stable through winter heating and summer humidity. Getting the preparation and installation method right matters just as much as the timber itself.
Why flats need a different flooring approach
Floors in flats are rarely straightforward. A Victorian conversion may have original pine boards with movement, gaps and uneven levels. A newer development may have a concrete screed subfloor, underfloor heating or strict acoustic requirements set by the freeholder. Upper-floor rooms can also amplify impact noise if the floor is fitted without the correct sound-reducing layer.
Before choosing a finish, check the lease and any managing-agent requirements. Some blocks specify a minimum acoustic rating, while others restrict hard flooring entirely unless suitable sound insulation is installed. This is particularly relevant in bedrooms and living rooms above another home. Wide planks can make an open-plan space feel generous, although very wide boards need a stable subfloor and careful acclimatisation before fitting.

Parquet and herringbone in a flat
Herringbone parquet is a strong choice when you want the floor to become a design feature. Engineered herringbone is generally the more practical option for flats because it offers greater dimensional stability than solid parquet blocks.
Parquet fitting is less forgiving than laying straight planks. The subfloor must be level, dry and sound, and the layout needs careful setting out so the pattern is balanced from the main entrance or focal wall. A narrow hallway can look elegant with smaller blocks, while a larger living room can carry a more generous format. Border details are possible, but they should be proportionate to the room rather than added simply for effect.
Choosing the timber, colour and finish
Oak is the safest all-round choice for durability, repairability and timeless appearance. It accepts a wide range of stains, from pale Scandinavian tones to richer smoked or walnut-inspired shades. Do not overlook sound, moisture and floor height
Acoustic performance should be designed into the project rather than treated as an afterthought. If the lease requires evidence of acoustic performance, obtain clarity before ordering materials.
Moisture is equally important. Concrete screeds must be tested before wood is fitted, particularly in ground-floor flats, new builds and rooms where previous floor coverings may have concealed damp. Installing timber over an unsuitable subfloor can lead to cupping, lifting or gaps later on. A damp-proof system may be needed, but it must be selected for the measured moisture level rather than assumed.
