Choosing a new wood floor often comes down to one question: engineered flooring vs solid wood. On paper, both offer natural timber, long-term value and a far better finish than laminate or vinyl. In practice, the right option depends on your property, your subfloor, your heating system and how much movement your floor is likely to face over time.
For London homes, that detail matters. A Victorian terrace with older joists behaves differently from a modern flat with underfloor heating, and a family kitchen has very different demands from a formal front room. The best flooring choice is not the one that sounds more premium. It is the one that will perform properly in the room you are fitting out.
Engineered flooring vs solid wood: the real difference
Solid wood flooring is made from one piece of timber throughout. If you choose solid oak, the full board is oak from top to bottom. That gives it a traditional feel, natural variation and the potential for multiple sandings over its lifetime.
Engineered wood flooring has a real wood top layer bonded over a stable plywood or layered timber core. You still see and walk on genuine timber, but the construction underneath is designed to reduce expansion and contraction caused by changes in moisture and temperature.
That construction is the key difference. It affects where the floor can be installed, how stable it is, and how suitable it is for modern living conditions.
Which looks better?
In most finished interiors, there is very little visual difference between high-quality engineered flooring and solid wood. If the top layer is made from the same species, grade and finish, both can look equally impressive once installed.
What tends to shape the final appearance more is the board width, plank length, colour tone and surface finish. A brushed and oiled engineered oak board can look warmer and more contemporary than a narrow, lacquered solid strip floor, even though some buyers assume solid wood is automatically the better-looking option.
This is where craftsmanship matters. A well-fitted floor with clean lines, careful preparation and the right finish will always look better than a more expensive product installed badly.
Stability in London properties
For many homes in London, engineered flooring has a practical advantage because it is more dimensionally stable. The layered construction helps it cope better with seasonal humidity changes, central heating and the temperature fluctuations common in city properties.
That makes engineered boards particularly suitable for kitchens, basements that are properly prepared, and rooms with underfloor heating. It also makes them a strong option in modern flats, where concrete subfloors and tighter environmental conditions are common.
Solid wood is more reactive. It expands and contracts more with moisture in the air and in the subfloor. That does not make it a poor product. It simply means it needs the right setting, the right installation method and proper allowances for movement. In older houses with suspended timber subfloors, it can still be an excellent choice when fitted correctly.
Cost and value over time
When clients compare engineered flooring vs solid wood, price is usually close behind. There is no single answer because costs vary by timber species, board dimensions, top layer thickness and finish.
Solid wood can be more expensive in some formats, especially wider boards in premium species. However, engineered flooring is not always the cheaper route. High-end engineered boards with a thick wear layer and quality core construction can cost as much as, or more than, entry-level solid wood.
Installation costs can also differ. Some engineered floors are faster to fit depending on the subfloor and system chosen, while solid wood may require a more specific approach. The real value comes from performance. A floor that suits the room and stays stable is often better value than a floor bought purely on material cost.
Sanding, restoration and lifespan
One reason people lean towards solid wood is the belief that it lasts longer. That can be true, but only in the right context. Because solid boards are made entirely from hardwood, they can usually be sanded and refinished multiple times.
Engineered wood can also be sanded, provided the top layer is thick enough. A quality engineered board with a generous wear layer can often be restored several times during its life. A budget board with a very thin veneer offers less scope for future sanding.
If long-term restoration potential matters to you, this is one of the first specifications to check. A floor is not just a purchase for today. It is something you may want to refresh in ten or fifteen years, especially in busy homes with children, pets or regular foot traffic.
For clients restoring period properties, this distinction can be important. Solid timber has a traditional appeal and excellent repairability, but a properly specified engineered floor can still offer a long service life and a genuine wood surface that can be revived when needed.
Moisture, kitchens and underfloor heating
This is where engineered flooring usually pulls ahead. It is generally the better option over underfloor heating and in spaces where humidity can rise and fall more noticeably. That does not mean wet rooms or areas exposed to standing water, but it does make it more practical for open-plan kitchen diners and similar spaces.
Solid wood is less forgiving in those conditions. With the wrong moisture levels or heat output, boards can gap, cup or move more than expected. Some homeowners are happy to accept that natural movement as part of a traditional timber floor. Others want a more controlled result with less risk.
If your project includes underfloor heating, engineered wood is usually the safer recommendation. The floor still needs the correct subfloor preparation, moisture testing and installation method, but the product itself is better suited to that environment.
What suits period homes?
Period homes often call for a slightly different conversation. In a Victorian or Edwardian property, original floorboards may be worth restoring rather than replacing. Where a new timber floor is needed, solid wood can feel more in keeping in certain rooms, especially if you want a classic board profile and a finish that reflects the age of the house.
That said, engineered flooring is not out of place in older homes. In fact, it can be the more sensible option where levels need correcting, insulation is being added, or room conditions are less predictable than they first appear. Many period renovations blend traditional styling with modern performance, and engineered boards fit that brief well.
The choice comes down to balancing character with practicality. A heritage look does not always require a fully solid board.
Installation matters as much as the material
Even the best flooring product can disappoint if the installation is rushed or the preparation is poor. Moisture readings, subfloor condition, levelling, expansion gaps and acclimatisation all affect the end result.
This is especially true when deciding between engineered flooring vs solid wood. Each product has different tolerances and behaves differently once fitted. Solid wood needs careful planning around movement. Engineered wood still needs expert preparation, especially over concrete or heated subfloors.

If you want a more traditional all-timber floor, expect to restore it over many decades, and have the right conditions for installation, solid wood remains an excellent choice. It has authenticity, longevity and real presence when fitted properly.
